Information on Buildings

You can make a pre-booking over the phone call and submit Building Form 1 (available on our webpage) to unit.booking@gerab.bt If available, we confirm your booking within 5 working days after assessment of the tenant subject to receipt of a 2-month security deposit. A joint physical verification shall be carried out and sign the ‘Tenants Entry Checklist’ before entering the unit, followed by the signing of the Tenancy Agreement.

Initially, we allow a maximum of 2 years tenancy agreement subject to renewal every two years.

Normally, we revise the rent to a maximum of 10% every after 2 years.  

The tenants shall carry out the minor repairs as defined in the Tenancy Agreement.

The first contact points for complaints are the building caretakers. The list of caretakers is given in our website (www.gerab.bt)

Tenants shall notify GNY two months before vacating the units. Tenants shall not replace or accept new tenants at their own will. A joint inspection is carried out before the vacation of the unit and sign the ‘Tenant’s Exit Form’.

GNY fixes rationalized rent considering the market trend, age and quality of the building, location and types of buildings.

Tenants will have to pay the rent till the end of the tenancy agreement. Security Deposit shall be refunded to the tenant/s in full within 10 working days from the date of the vacation of the unit/s if no major damage is done to the unit/s.

Information on Lands

Interested individuals and agencies wishing to avail empty land on lease shall participate in an open bidding process upon announcement made by GNY in the media. The highest bidder wins the bid/s.

The maximum land lease term will be for 30 years based on the purpose of use of land.

The rent for a land lease is usually determined by the rate you offer per square foot through an open bidding process.

GNY will announce the availability of the surrendered plots through official webpage (www.gerab.bt) and Facebook page (https://www.facebook.com/profile.php?id=61555544040899&mibextid=LQQJ4d) after receiving two months’ vacation notice from the existing leaseholder.

Interested individuals/agencies wishing to take the surrendered plots (without open bidding process) will have to pay the same lease rent of the previous occupant/s subject to payment of outstanding dues of the previous leaseholder (if any).

The winning bidder/s shall be officially informed by GNY and asked to deposit 2 months’ security amount. GNY shall confirm the award of the plot for lease only upon receiving the security deposit.

If the bidder/s fail/s to deposit two months security amount within one month from the date of confirmation, the bid shall be cancelled and the plot shall be awarded to any third party as deemed appropriate by the GNY management at the highest bid rate.

The leaseholder/s wishing to continue /extend the lease term shall intimate GNY in writing two months before the expiry of the lease term. The extension request shall be approved if GNY does not have plans to use the plot for its own use at a negotiated rate.

GNY reserves the rights to terminate the lease agreement if/when:

  1. The lease agreement expires unless renewed before the expiry date.
  2. The leaseholder fails to pay the lease rent for two consecutive months.
  3. Plot/s are used for purposes other than those mentioned in the lease agreement.
  4. The leaseholder creates a nuisance to the neighbourhood.
  5. Leaseholder doesn’t comply to the terms and conditions of the lease agreement.

No, the leaseholder cannot sublease the leased plot/s.

Yes, subject to authorization from the leaseholder and a change of lease agreement with GNY.

The leaseholders shall serve two months’ advance notice to GNY to vacate the plot/s before the expiry of the lease term.

The leaseholder will have to pay the lease rent till the end of the lease agreement. Security Deposit shall be refunded to the lessee in full within 10 working days from the date of the vacation of the plot/s if proper handing-taking of the plot/s is executed.

Leaseholders can build any structure on the leased land/plot subject to approval of the regulatory authorities. However, approvals from relevant authorities shall be processed by the leaseholders themselves.

GNY can assist the leaseholders in building the proposed structure by removing the utility structures on the leased plots (if any) and resolving the boundary issues.

No, the leased plots cannot be mortgaged for any bank loans. However, the leaseholder can mortgage the structure being built on the leased land.
